Manufactured home ownership can vary depending on the community. Some parks offer land ownership, while others are pad rental where you own the home but lease the land. Each option comes with different costs, bylaws, and lifestyle benefits, and I help buyers understand these differences so they can choose the right fit with confidence.
Question: What is a manufactured home?
Answer: A manufactured home is a type of pre-fabricated home that was built in a facility, rather than on-site. Often referred to as a mobile home, because the home sits on a metal chassis and is delivered to the site on a truck, unlike traditional homes that are built on a permanent foundation.
A modular home isalso a type of pre-fabricated home. The difference between a modular home & a manufactured home is that a modular home is attached to a permanent foundation and can not be moved.
Question: Can a mobile home be sold without a valid electrical certification?
Answer: In British Columbia, it is illegal to sell a Manufactured Home, if the home does not have a valid CSA electrical certification or equivalent. The electrical certification can become void if alterations have been made to the electrical system of the home, or if the current sticker is removed, or becomes indecipherable.
Question: Is the land included when a manufactured home is sold?
Answer: Manufactured home communities in BC generally fall into two main ownership types. In some communities, residents own both the home and the land it sits on, often within a strata structure that includes a modest monthly fee for shared maintenance and amenities. In others, residents own the home but lease the land, which typically means higher monthly pad rent but a lower purchase price for the home itself.
Question: Do the fees go up automatically for the new owner of a manufactured home?
Answer: Residents who live in leased land manufactured home parks ( with the exception of native land ) have a right under the Residential Tenancy Act, which allows the home owner to assign their tenancy interests to a buyer. This protects the buyer from having any premature pad fee increases. A buyer might walk away from the sale if the park intends a significant increase, resulting in a loss of sale for the home owner. A buyer’s agent should investigate wether an assignment of tenancy is possible for the subject property.
Question: Do manufactured homes depreciate in value?
Answer: No, manufactured homes fluctuate in value, just like all other types of real estate. Most manufactured home owners experience appreciated value over time.
